Hebgen Lake Estates (HLE) is governed by both Gallatin County zoning regulations and the HLE Protective Covenants. These rules work together to protect property values, preserve the natural environment, and maintain the residential character of the community.

If you are planning any construction or property improvements, you must comply with both zoning requirements and HOA approval processes.

How Zoning & HOA Covenants Work

All properties in Hebgen Lake Estates are subject to:

  • Gallatin County Hebgen Lake Zoning Regulations (HLZR)
  • HLE Protective Covenants (CC&Rs)

The more restrictive rule always applies.

Even if your project meets county zoning requirements, it must also:

  • Comply with HLE covenants
  • Be approved by the Architectural Review Committee (ARC)

Architectural Review Committee (ARC) Approval

The Architectural Review Committee (ARC) ensures that all improvements are consistent with community standards and governing documents.

When ARC Approval Is Required

You must obtain written ARC approval before starting any work, including:

  • New Homes
  • Accesory Structures
  • Landscaping
  • Fences and driveways
